Work is grouped into complete systems rather than a list of trades, and every one of them is carried out by our own crews rather than subcontracted out.

Parking garage systems

A parking deck is the hardest working concrete a building owns. It carries traffic, road salt, standing water and thermal movement at once, and chlorides work down through the slab to attack the reinforcement inside it. Left alone that stops being a maintenance item and becomes a structural one. We take the whole system, because a garage that is repaired but not coated is a garage that will be repaired again: the concrete, the joints, the membrane and the wearing surface are one job, sequenced bay by bay so the structure keeps operating throughout. Large parking garage restoration is programmed the same way, level by level, so a structure of any size keeps earning while it is put right.

Local Law 11 / FISP

The five year cycle,
carried end to end

Local Law 11 puts every building over six storeys on a five year facade inspection cycle. An unsafe condition starts a clock, and a SWARMP condition has to be corrected before the next cycle comes round. We work the whole sequence: giving the engineer the access and the probes needed to make the survey, erecting our own scaffold and bridging, carrying out the masonry, stone, lintel and sealant work the report calls for, and clearing the violation the filing generated. Because the access and the repair are the same company, the scaffold goes up when the work is ready and comes down when the condition is corrected.

Local Law 11, now administered as the Facade Inspection Safety Program, requires buildings taller than six storeys to have their exterior walls inspected by a qualified professional on a five year cycle. Conditions are reported as safe, unsafe, or SWARMP. Unsafe conditions require immediate action and protection, and SWARMP conditions must be corrected before the next cycle.

We self perform. The masonry, concrete, scaffolding and repair crews are ours, which is why we can commit to an emergency response and why the same organisation that files the work carries it out.

Yes. DOB and DOT violations are handled as two separate tracks because they are two separate agencies, and in both cases we do the physical correction as well as the filing and sign off.
